1. Booking Confirmation

Your reservation is confirmed once payment is received and a booking confirmation is issued. By booking, guests agree to these Terms and Conditions.

2. Payment & Deposit

• A 50% deposit is required to secure your booking.

• Full payment is due no later than 30 days before arrival.

• A refundable security deposit may be requested to cover damages or excessive cleaning.

3. Cancellation Policy

• Cancellations must be made in writing.

• Refunds depend on notice period:

o More than 30 days: 100% refund

o 14-30 days: 50% voucher for future dates

o Less than 14 days: No refund

• We recommend guests take out travel insurance to cover cancellations or emergencies.

4. Check-In & Check-Out

• Check-in: 2.00pm | Check-out: 10.00am

• Late check-outs may be available if pre-arranged, otherwise they may incur an extra fee.

• Key collection and access instructions will be provided prior to arrival.

5. Guest Conduct & Respect for Neighbours

• Please maintain respectful noise levels, especially in the evenings.

• No parties, loud music, or disruptive behavior.

• Be considerate of nearby residents and other guests.

6. Guest Responsibilities

• Only registered guests may stay overnight.

• Please treat the property with care and report any damage or issues promptly.

• Children must be supervised at all times.

• No smoking or vaping indoors.

• Pets are not allowed unless pre-approved.

7. Safety & House Rules

• Follow posted safety guidelines.

• Emergency contact details are provided in your welcome pack.

• Please do not tamper with fittings or equipment.

8. Use of Amenities

• Shared amenities (eg. garden, pool, braai area) must be used respectfully and safely.

9. Cleaning Expectations

• Guests are kindly asked to tidy up before departure (eg. dishes, rubbish).

• A cleaning fee covers standard cleaning; excessive mess may incur additional charges.

10. Maintenance & Reporting

• Please report any maintenance issues during your stay so we can address them promptly.

• Failure to report damage may affect your security deposit.

11. Property Access

We reserve the right to access the property for maintenance or emergencies, with notice where possible.

12. Liability

We are not liable for personal injury, loss, or damage to guest property unless caused by our negligence. Guests are responsible for their own travel insurance.

13. Force Majeure

If your stay is affected by events beyond our control (eg., natural disasters, government restrictions), we’ll reschedule your stay where possible, or provide a voucher for a future stay.

14. Complaints & Dispute Resolution

• Please contact us within 24 hours of any issue—we’ll do our best to resolve it quickly and fairly.

• We welcome feedback and use it to improve future guest experiences.

15. Children & Age Restrictions

• Bookings must be made by guests aged 21 or older.

• Children are welcome but must be supervised by a responsible adult at all times.

16. Parking & Access

• Parking details will be shared before arrival.

• Please follow any posted signage or guidelines.

17. Privacy

Your personal information is handled in accordance with our Privacy Policy. We never share or sell guest data.

18. Agreement & Acceptance

By confirming your booking, you agree to these Terms and Conditions. A copy is available in your welcome pack and will be sent via email
